1. Who operates PropertyPanel

PropertyPanel is operated under the PropertyPanel name. You can contact us at contact@propertypanel.co.uk. These terms apply when you access or use PropertyPanel, create an account, use the calculator, subscribe to Standard or Pro, store portfolio records or generate reports.

2. What PropertyPanel does

PropertyPanel provides UK property calculators, portfolio tracking, rent tracking, document organisation, reminders, calendar tools, expenses, landlord reports and accountant-style exports. Features may vary by plan and may change as the product develops.

3. Acceptance of these terms

By using PropertyPanel, you agree to these Terms of Service and the Privacy Policy. If you use PropertyPanel for a business, company, partnership or other organisation, you confirm that you have authority to accept these terms for that organisation.

4. No financial, tax, mortgage, legal or accounting advice

PropertyPanel is an information, calculation and productivity tool. It does not provide financial advice, mortgage advice, tax advice, legal advice, accounting advice, investment advice or regulated advice.

Calculations, ROI figures, yield figures, ICR figures, cashflow figures, SDLT/LBTT estimates, MDR estimates, mixed-use estimates, reminders, reports, forecasts and exports are for planning and organisation only. You must check figures and decisions with a qualified accountant, solicitor, tax adviser, mortgage broker, lender or other professional before relying on them.

5. Your account

You must provide accurate account information, keep your login details secure and tell us if you suspect unauthorised access. You are responsible for all activity on your account unless caused by our failure to apply reasonable security measures.

You may delete portfolio data or request account deletion from the account area. Account deletion removes login access and active portfolio records, but billing, invoice, payment, security, legal, tax and dispute records may still be retained where required.

6. Your data and documents

You are responsible for the accuracy, legality and completeness of data you enter into PropertyPanel. This includes property details, mortgage information, rent records, expenses, tenancy information, tenant details, guarantor details, landlord details, contractor records and uploaded documents.

You must only upload documents and third-party personal data where you have the right and lawful basis to do so. You should keep independent copies of important legal, tax, mortgage, tenancy and safety documents. PropertyPanel should not be your only record of important documents.

7. Plans, prices and subscriptions

PropertyPanel may offer a free calculator and paid plans, including Standard and Pro. Standard is intended for small portfolio tracking. Pro is intended for larger portfolios, rent-to-rent or managed-property workflows, reminders, calendar sync and reporting.

Prices are shown before checkout. Current standard monthly prices may include Standard at £4.99 per month and Pro at £9.99 per month, but the price you pay is the price shown at checkout or agreed through a valid promotion. Payments and subscriptions are processed by Stripe.

Subscriptions renew automatically unless cancelled before the next billing date. If you cancel, you will usually keep access until the end of the paid billing period unless stated otherwise at checkout.

8. Cancellation and refunds

You can cancel your subscription through the service or by contacting us. Cancellation stops future renewal payments; it does not automatically refund periods already paid for.

If you are a consumer buying online, you may have statutory cancellation rights. Where the service starts immediately and you access paid digital features during any cooling-off period, your refund rights may be limited to the extent permitted by law. Nothing in these terms removes rights you cannot legally waive.

9. Feature limits and plan changes

Plan limits, including property limits, reminder features, report types, calendar sync, document features, rent-to-rent workflows and export options, may vary by plan. We may add, change or remove features where reasonably necessary, but we will not intentionally remove core paid functionality from an active paid plan without a reasonable product, legal, security or operational reason.

10. Reports, exports and reminders

Reports and exports are generated from user-entered data. You are responsible for checking the content, date range, included documents and accuracy before sharing reports with landlords, tenants, lenders, brokers, accountants, tax authorities or any other third party.

Reminders and calendar events are convenience tools only. You remain responsible for rent collection, mortgage deadlines, tenancy deadlines, safety certificates, legal obligations, tax deadlines and compliance tasks.

11. Tax and transaction records

PropertyPanel can help organise rent, expenses, documents and quarterly summaries, but it is not accounting software certified by HMRC and it does not submit tax returns. You are responsible for confirming tax treatment, deductible expenses, capital/revenue classification and Making Tax Digital obligations with an accountant or tax adviser.

12. Sponsored and partner content

PropertyPanel may display partner or sponsor cards. Sponsored or partner content is provided for convenience and does not mean we recommend, guarantee or accept responsibility for that third party's services. If you choose to contact a partner or sponsor, your relationship is with that third party.

13. Acceptable use

You must not misuse PropertyPanel, attempt to access another user's account, test or bypass security controls, upload unlawful or harmful material, use the service for fraud, copy the service, scrape it at scale, interfere with service operation or use PropertyPanel in a way that breaches law or third-party rights.

14. Availability and changes

We aim to keep PropertyPanel available, but we do not guarantee uninterrupted or error-free access. Maintenance, provider outages, security issues or product changes may affect availability. We may update the service to improve it, fix issues, maintain security or comply with law.

15. Suspension and termination

We may suspend or terminate access if you breach these terms, fail to pay subscription fees, create legal or security risk, misuse the service or use PropertyPanel in a way that may harm other users or the service. You may stop using PropertyPanel at any time.

16. Limitation of liability

Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or any liability that cannot legally be limited.

To the fullest extent permitted by law, PropertyPanel is not liable for losses arising from inaccurate user input, reliance on estimates, missed reminders, tax outcomes, lender decisions, legal compliance failures, third-party services, loss of profits, loss of business, loss of opportunity or indirect/consequential losses.

17. Privacy

Our handling of personal data is explained in the Privacy Policy. By using PropertyPanel, you acknowledge that personal data will be processed as described there.

18. Changes to these terms

We may update these terms as PropertyPanel develops or if legal, technical or business changes require it. The latest version will be published on this page. If a change is material, we will take reasonable steps to notify account holders.

19. Governing law

These terms are governed by the laws of Scotland, unless mandatory consumer protection laws require otherwise. The Scottish courts will have jurisdiction, subject to any mandatory rights you may have under applicable law.
